Every EPC includes a rating on a sliding scale from A to G. An EPC shows how energy efficient a property could be if some improvements are carried out. These include replacing lighting with low energy bulbs or upgrading insulation. EPCs also include recommendations on measures that would make your home more energy-efficient, along with estimated costs for implementing the changes and the potential savings you could make.

Buildings are responsible for almost 40 per cent of the UK’s energy consumption and carbon emissions. EPCs promote the improvement of the energy performance of buildings and are intended to identify ways in which the energy consumption of buildings and associated costs can be reduced. It is against the law to rent or sell any domestic property without energy performance certification. An EPC proves that your building follows Part L of The Building Regulations. Furthermore, it is important information for potential buyers or tenants. The same laws govern commercial buildings as residential buildings. Each energy efficiency rating is based on the characteristics of the building itself (the fabric) and its services (such as heating, ventilation and lighting). This type of rating is known as an asset rating. The asset rating will reflect the age and condition of the building. An EPC is a certificate that provides information on the energy efficiency and technical condition of a property. All properties in England and Wales are required to have an EPC before they are marketed or let. The energy rating gives you a 'rating' of A to G, with A being the most energy efficient, G being the least. The Asset Rating is based on the energy performance potential of the building (walls, roofs, floors), its services (heating, ventilation, air conditioning, lighting) and their controls. This enables the energy efficiency of a building to be assessed without the need for actual energy bills. There are some exemptions (e.g. Places of worship, listed buildings, etc.). A well-thought-out strategy appertaining to mees can offer leaps and bounds in improvements.

If you’re buying or renting, it’s a legal requirement for the seller or landlord to arrange for an EPC. Do make sure that you - as the buyer or tenant - see and understand the certificate. The rating can impact how much your new home will cost. And if you're renting you know what to expect from energy bills plus the EPC must not be below E. If you're buying a new build, the developer is responsible for getting the EPC. It is a legal requirement to have a valid EPC for a property when marketing for sales and/or lettings. There are exemptions for certain property types, and all exemptions have to be registered on the national register. Each registered exemption is valid for five years. The penalty for failing to have an EPC in place while a building is being marketed is 12.5% of the Rateable Value, subject to a minimum of £500 and a maximum of £5,000, enforced by local Trading Standards officers. The penalty is repeated every 28 days if an EPC is still not prepared. An EPC is a standardised document which ranks properties in terms of energy efficiency. An EPC is provided by the homeseller when you are buying a home. As of 1st of June 2013 to comply with European legislation, the Energy Performance Certificate (EPC) it is compulsory for owners who wish to sell or rent their villa, flat, townhouse or commercial premises to obtain this certificate in order to market their property. In the event of sale the EPC will be required to be attached to the deeds on completion of sale. An understanding of the challenges met by commercial epc can enhance the value of a project.

Landlords should note that if they purchase a premises that is subject to existing tenancies and holds a sub-standard EPC rating, they will be able to register a six-month exemption in order to give them time to bring the premises up to the required energy efficiency standard. This gives purchasers some well needed breathing space to assist with their portfolio management strategy. Under the EU Energy Performance of Buildings Directive (EPBD), of 2008 all commercial property in the UK, over 50 sq metres in size is required to have an Energy Performance Certificate (Commercial EPC) upon construction, or prior to sale or lease of the property. Buildings are responsible for 40% of global energy consumption and 33% of greenhouse gas emissions. Ensuring new buildings are sustainable and energy-efficient will be key to our efforts to tackle climate change. Green buildings can also benefit employees, bottom lines and investors. The EPC register is the government’s online database containing every EPC in the UK. The register can be used in several ways. For example, using the register’s EPC retrieval page, you can search for a property’s energy performance certificate by postcode. This is useful for looking up your own certificate and also for finding the certificate of a property you are considering moving into. An EPC is valid for 10 years (unless a new valid certificate is commissioned within this time). A landlord may choose to commission a new EPC if there have been significant changes to a property which would impact the current EPC. The Golden Rule

Typically, an EPC can cost between £60 to £120 depending on the size of the property and whether it’s domestic or non-domestic. You can book an assessment on the Government’s website.Failure to get an EPC could result in a £5,000 fine, so it’s wise to get one. An EPC is purely concerned with identifying the current and potential energy performance of a property. The EPC assessment does not look at the age or physical condition of any of the elements assessed but rather the energy efficiency. An Energy Performance Certificate identifies how energy efficient a building is through an analysis of its size, layout, construction, services, occupancy and use. Buildings are rated on a scale of A to G, with A being the most efficient. A Recommendations Report is also included alongside an EPC which identifies measures that could improve the energy performance of the building, however these recommendations are not mandatory. When a potential buyer or tenant first makes an enquiry about a building or views the building they must be shown the EPC and recommendation report. This is the responsibility of either the seller or the agent acting on their behalf. The MEES EPC Regulations are enforced by Local Weights and Measures Authorities (LWMAs). LWMAs will have powers to impose civil penalties which are set by reference to the property's rateable value. You may be asking yourself how does a mees regulations fit into all of this?

If you’re a commercial building owner or landlord, failure to comply with MEES can result in financial penalties and a potential loss in revenue. For many, in order to meet the new standards, offices and workplaces will require updates. You can instruct an energy assessor to carry out an energy assessment for your property and create an EPC. The energy efficiency assessor will need to be registered with an accreditation scheme to be able to lodge your EPC on the register. Look at their reviews to ensure you get a reputable assessor, as if they don’t do a good job it could cause issues down the line. An EPC can also be used as a great bargaining chip. If you’re considering buying a property with a low EPC rating, this could help you negotiate the house price down. Alternatively, you might also be able to haggle a lower rent. Most of us are now familiar with the minimum energy efficiency standards (MEES) which came into effect in April 2018 and stated that new tenancy agreements and renewals (other than some HMOs such as bedsits) must have an energy performance certificate (EPC) rating of E or above. In April 2020, the standards were extended to cover all relevant properties, even those that had no change of tenancy. The MEES been vital to providing a clear incentive to upgrading the energy efficiency of the country’s existing building stock, helping businesses to save money on energy bills, and reduce their carbon footprint. However, the initial iteration of the standard only required properties to meet an EPC rating of E when they are up for lease, or when their existing lease is renewed. There are many options available when it comes to epc commercial property in today’s market.

Should I Buy A Home With A Low Epc Rating?

Not all properties require an EPC. An Energy Performance Certificate is not required for Grade 2 listed buildings for example. The era and methods of construction mean there is little that can be done to improve their energy efficiency so an EPC is not required. A building is also exempt if it is a place of worship, a temporary building or a building which is due to be demolished. Property with the best ratings are more attractive to potential tenants and buyers as they are cheaper to run. Business owners know that when it comes to running costs, every little helps. Businesses effectively save money whilst becoming more eco-friendly when they follow the recommendations suggested by the EPC to reduce its carbon emissions. From 1 October 2008, all larger public buildings (over 1000 sq m), or more than 500 sq m from 9 January 2013, have required an annual Display Energy Certificate highlighting their energy performance, the DE|Cs requiring renewal every 12 months. These buildings also require an Advisory Report (AR) providing recommendations for energy improvements every seven years.
